Ten Direct Selling Tips for Success:


1. BE A GOAL SETTER


What do you want to accomplish? Do you want to save for college educations for your children? A new car? A new home? You can have whatever you want, but you must want it enough to do the things that have to be done to get it. Whatever your goal, write it down and set a target date for reaching it. Divide the time period into blocks of achievement that are reachable. Work consistently toward accomplishing each day, each week, each month what you set out to do. Goal-setting is a must in every area of life. Little is ever accomplished without definite goals.

2. BE A LIST MAKER

Each evening list all the things you want to get done the following day. That gives you an organized approach to each day. As each task is finished, mark it off your list. It is amazing how much gets done when one works with a “things-to-do” list. Also, have a notebook listing appointments, potential clients, repeat clients, and referrals, and keep it with you at all times. You will be adding to it constantly.

3. BE ENTHUSIASTIC

Enthusiasm is the high-octane “fuel” that salespeople run on. Enthusiasm generates its own energy. Energy and good health are synonymous with busy, happy people, people who are achieving.

4. RECOGNIZE THAT THE MAGIC WORD IN SALES IS “ASK”

In direct sales we don’t have to wait for business to come to us. We create our own business by asking for it. Ask for appointments, then you can do business. Ask for business, then you will close sales. Ask for referrals, then you always have a full list of potential clients. Be quietly, yet firmly aggressive.

5. EXPECT NO’S

Realize that no’s are not personal. In sales, as perhaps nowhere else, the law of averages works. Every no gets you closer to a yes. Keep track of your ratio. It will help improve your techniques. Are you getting ten no’s to one yes? Is your ratio five to one? Remember, the yes’s are your income. Also remember that “no” does not necessarily mean “no.” Often a “no” is simply a stall for more time to think. It may be a request for more information about your product or your service. What your client is actually buying is assurance. Assure here by your helpful attitude and your complete honesty, that you want what is best for her. She will most likely respect you and do business with you.

6. SCHEDULE TIME WISELY

A schedule is the roadmap by which salespeople travel. It takes the frustration out of the day. It assures that the necessary things get done and get done on time. Plan your work then work your plan.

7. BE POSITIVE IN YOUR ATTITUDE

Success in sales, as in all areas of life is 90 percent attitude and 10 percent aptitude. All of us must work at developing habits of constructive thinking. I am proud to be a salesperson. Sales make the wheels of our economy turn. Bernard Baruch, advisor to several presidents, is quoted as saying, “If every salesperson sat down and took no orders for twenty-four hours, it would bankrupt our country!” Every company that manufactures any kind of product depends upon salespeople to move that product. Without salespeople business would be paralyzed. Remember, sales is one of the highest paid of all professions. Statistics show that good salespeople enjoy incomes far above the average.

8. HAVE AN OFFICE AREA

Most direct salespeople work from their own homes, but it is essential to have a place where you can work in a organized and efficient manner. An office plus a strict working schedule gives you dignity. Both are absolutely essential for efficient operation and accurate record keeping, so important to the success of any business.

9. BE INVOLVED

Most sales organization offer contests to stimulate production. Include winning contests as part of your business goals. Contests make your business fun as well as adding considerable dollar value to your income.

10. LEARN TO HANDLE MONEY INTELLIGENTLY.

A regular nine-to-five job usually means a paycheck at the end of the second week. Direct sales “reps” handle money constantly. Direct sales is instant income and constant income. Therefore, it is absolutely necessary to become an efficient money manager. Learn to deposit every penny collected from clients into a checking account set up especially for the business. Since bank statements show an exact record of all monies collected, and business expenses can be verified by cancelled checks, record keeping becomes simple and accurate. Everything except a few “petty cash” transactions can be directly taken from bank statements.
Money saved regularly and put at interest, soon develops a second income in addition to earned income. A long-term goal, which is realistic in direct sales, is to be able to live in retirement off the interest earned on savings.

- Am I honest?
- Do I really like people?
- Am I willing to learn?
- Am I willing to work?
- Am I capable of being my own boss?

House Bought from Blogging!


Last year, my online earnings from Google Adsense managed to buy me an LCD TV. At the start of the new year, however, the goal I set for myself was to earn enough to partly finance the purchase of a real estate property.
Fast forward several months later: I am now moving in to a new house which blogging bought.
Technically, though, I did not “buy” it. My online income simply covered the small downpayment needed to take hold of the unit, which is actually a foreclosed property offered by the Bank of the Philippine Islands (BPI). I still have to pay the remaining amount so I took a bank loan, with monthly amortization for the next 10 years, which charged a 10.5% interest per annum.

This house which blogging “bought” is actually a townhouse unit located inside a subdivision somewhere in Quezon City. It is a three-storey unit which includes three bedrooms, three toilet and baths, a carport, maid’s quarters, and an attic.
The house was a foreclosed property by BPI which I successfully bid for months ago. (I’ll discuss how to buy foreclosed properties and how to take a bank loan in another article.) The unit was given major overhaul due to water leaks, termite-infested floors and ceilings, and peeling paint. Total repair works lasted three months.

My favorite place in the house is the balcony on the guest room. It faces a large private property filled with abundant trees and lush greeneries. I can already imagine myself staying here on a Sunday morning while sipping coffee and listening to birds chirping.
 The attic on the third floor is a perfect place to unwind. We plan to make this an entertainment room where guests can rest while listening to music. There will also be a mini-library where we will store books and other reading materials.

The place is already livable but major pieces of furniture and furnishings are still needed. Until today, we don’t have a decent dining set yet, a living room couch, microwave oven, and paintings and artworks for the walls.
Hey, those could be your Christmas gifts to me!
Otherwise, I’ll need to save my future Google Adsense earnings again so that I can buy those things. Watch out then for my next article: The microwave oven that blogging bought! LOL.

Blogging As Source of Passive Income


It feels weird making a new blog post after almost three weeks of resting. Yes, it’s been almost three weeks since I made my last post (see Free magazines for Filipinos posted on November 15).
This posting hiatus happened for two reasons. One, I went to Singapore and Indonesia from November 17 to 23 and I hadn’t got the time to make any new blog post while I was away.
The second, more important reason was that the posting break was actually an experiment of mine. I was trying to check if blogging can indeed give passive income, and this I did by comparing my Google Adsense income before and after my last blog post.
Here are the results of this experiment.
Online income and posting frequency
I already noticed last year that there is no direct correlation between the frequency of posting and online income. In the article How blogging provides passive income, I explained that my Adsense income did not change significantly even if I only made 11 blog posts in one month as opposed to my usual rate of 25-30 per month.
This observation became more obvious in my recent experiment.
The Google Analytics graph below shows the number of ads clicked and level of Adsense income on this website before and after my last blog post on November 15. Prior to this last post, the income level and number of ads clicked have been pretty much stable.

The surprise here is that after the last blog post on November 15, revenue and ad clicks did not decline day after dayfor the next three weeks!
In fact, the average income (depicted by the dotted horizontal red line) is even higher during the three weeks with no blog post compared to the weeks when I was making posts. There were days too (as in November 26 and 29) that income peaked during the month.
What does this mean?
Blogging as source of passive income
This experiment showed that I don’t have to make frequent blog updates just to maintain a certain level of Adsense earnings. As seen in the graph, even if there were no new posts — for three weeks, that is! — online income never declined.
Of course, I’m not sure until when this level can be sustained given no new posts. However, this is some proof that blogging can provide some sort of passive income. Why is it passive? Because there are no new efforts anymore, yet income has been consistent.
Lessons learned
What then does it mean to you as a blogger? Three things, assuming you want to make blogging a source of passive income.
First is to continue building your article pool. I won’t be able to reach this feat if not for the more than 1,000 blog posts I have published since 2005. You should do the same. Continue making fresh, unique and relevant posts that readers will find useful. Sooner or later, this pool of articles will start giving you passive income.
Enhance your SEO. Repeat visitors usually return when you have new posts. What if you don’t make new ones? Your traffic will certainly decline. In that case, you need to rely on visitors coming from search engines. Which means you need to improve your site’s SEO (search engine optimization) in order to be on top of the search results.
Don’t just write “one-time, big-time” posts. These are posts high in traffic but last only for a few weeks or months. Examples of these are posts related to the Manny Pacquiao – Miguel Cotto fight or even the supposedly upcomingManny Pacquiao – Floyd Mayweather fight. I’m not saying you don’t write about them at all — you will certainly lose big incomes associated with these high-traffic keywords if you don’t. What I’m saying, though, is that if passive income is your goal, you should not simply write posts that are high-traffic for some time. The reason is that these posts may be popular for weeks, even months, but one or two years later, not a lot will search for them anymore. In that case, you will have to constantly make new “one-time, big-time posts” to continuously earn from high-traffic keywords. And that’s not passive.
I surely still have a long way to go before blogging gives me a consistent inflow of passive income. I’ll continue my experiments but, don’t worry, I’ll share here whatever things I discover about blogging as a source of passive income.
